                                                          The Project site has been owned by Triple H Properties, LLC since 1975 when the company acquired the land. Since then, the site has continued to operate as a lumber yard until present day. Triple H Properties, LLC, is now proposing to repurpose the site into a class-A industrial project.

                                                          This IS/MND has been submitted to potentially affected agencies and individuals. The Notice of Intent (NOI) to adopt the IS/MND, as well as the environmental documentation are also available on the City of Huntington Beach website (https://www.huntingtonbeachca.gov/ departments/community development/major_projects.php) for review. Additionally, the NOI was published in Orange County Register.   A 20-day public review period, in accordance with Section 15073 of the State CEQA Guidelines, has been established for the IS/MND beginning on November 3, 2025 and ending on November 24, 2025. During review of the IS/MND, affected public agencies and the interested public should focus on the document’s adequacy in identifying and analyzing the potential environmental impacts and the ways in which the potentially significant effects of the Project can be avoided or mitigated. Comments on the IS/MND and the analysis contained herein must be received by 5:00 PM on November 24, 2025, and should be addressed to:

                                                          The approximate 9.59-acre Project site is in the central portion of the City of Huntington Beach, in Orange County, California. The site is located at 7600 Redondo Circle and is generally surrounded by industrial and commercial properties to the north; Terry Park and a townhome community to the east across Parkview Lane; single-family residential to the south across Taylor Drive; and the South Pacific Railroad to the west with commercial and industrial uses just beyond that.  


                                                          The Project site is located within an industrial area of the City and is surrounded by commercial and industrial uses to the north; the Southern Pacific Railroad right-of-way (ROW) to the west, residential uses to the south across Taylor Drive; and Terry Park, a Project Location and Environmental Setting                      townhome community, and an industrial use to the east across Parkview Lane. Properties to the immediate north have a General Plan designation of Industrial (0.75 FAR) and a zoning designation of IL (Industrial Limited; to the east, the Southern Pacific Railroad ROW has a General Plan designation of P (Public) and a zoning designation of IG (Industrial General); to the south across Taylor Drive, the residential properties have a General Plan and zoning designation of RL (Residential Low Density); and to the east, Terry Park has a General Plan designation of OS-P (Open Space – Park) and zoning of OS-PR (Open Space – Parks and Recreation Subdistrict), and the townhome community has a General Plan and Zoning designation of RH (Residential High Density).
