The Project site is located within an industrial area of the City and is surrounded by commercial and industrial uses to the north; the Southern Pacific Railroad right-of-way(ROW) to the west, residential uses to the south across Taylor Drive; and Terry Park, a townhome community, and an industrial use to the east across Parkview Lane. Properties to the immediate north have a General Plan designation of Industrial (0.75 FAR) and a zoning designation of IL (Industrial Limited; to the east, the Southern Pacific Railroad ROW has aGeneral Plan designation of P (Public) and a zoning designation of IG (Industrial General); to the south across Taylor Drive, the residential properties have a General Plan and zoning designation of RL (Residential Low Density); and to the east, Terry Park has a General Plan designation of OS-P (Open Space – Park) and zoning of OS-PR (Open Space – Parks andRecreation Subdistrict), and the townhome community has a General Plan and Zoning designation of RH (Residential High Density).
The Project site currently has a General Plan land use designation of Industrial (max 0.75FAR). The Industrial designation provides for manufacturing, construction, transportation,logistics, auto repair, research and development, warehousing, business parks, professionaloffices, ancillary commercial services, warehouse and sales outlets, and similar uses. GeneralPlan land use designations for properties surrounding the Project site include Industrial tothe north, P (Public) to the west, OS-P (Open Space – Parks) and RH (Residential HighDensity) to the east, and RL (Residential Low Density) to the south.
The Project site is zoned IL (Industrial Limited), which provides for moderate- to low-intensity industrial uses, commercial services, and light manufacturing (City of Huntington Beach 2024b).Section 3.1, Industrial Land Use, discusses the Project’s compliance with applicable development standards for IL zoning districts in further detail.
