
What kind of tenant needs a private water facility and storm drain?

The proposed utility infrastructure would consist of private storm drain, private sewer system including a lift station, public domestic water system, and a private water quality facility. In the post development condition, the site will include three distinct drainage areas: Drainage Area (DA) 1 (354,623 sf or 8.141 acres) encompassing majority of the Project site will drain to MWS-1, consisting of four proprietary bio treatment BMPs in parallel; DA 2(38,186 sf or 0.877 acres) encompassing a much smaller portion of the site will drain toMWS-2, another proprietary bio treatment BMP; and DA 3 (17,230 sf or 0.395 acres)encompassing the remaining portions of the site will bypasses both proprietary bio treatment BMPs and will drain directly off-site.
Once all runoff from the Project site (except for runoff from DA 3) is pumped out onto the existing curb and gutter along Redondo Circle at the site’s northern property boundary, it will ultimately drain to the City of Huntington Beach storm drain system and discharge into the East Garden Grove Wintersburg Channel. From there, runoff will discharge into the Bolsa Chica Ecological Reserve, flow downstream into the Bolsa Bay Marsh, then into the Huntington Harbour, and finally into the Anaheim Bay, where runoff eventually reaches the Pacific Ocean at Seal Beach.
